In a multi-tenant building, the lobby is the first thing every tenant, resident, visitor and prospective lessee sees. From November through March in southeastern Wisconsin, that lobby also takes the hardest hits: salt, slush, sand and meltwater tracked in hundreds of times a day. For property managers, condo associations and apartment owners, winter is when a common-area cleaning plan proves its value.
Here’s how to build a seasonal plan for your lobbies, hallways, elevators and shared spaces, whether your property is in Milwaukee, Waukesha, Ozaukee, Washington, Racine or Kenosha County.
Why Winter Changes the Common-Area Scope
Most janitorial scopes for multi-tenant buildings are written around “normal” traffic. Winter adds a layer the standard checklist often misses:
- More debris per footstep. Snowmelt and rock salt travel well past the front door, into elevators, stairwells and upper-floor corridors.
- Peak-hour mess. Morning and evening rush hours bring a wave of wet traffic all at once, so a lobby that looked great at 7 a.m. can look rough by 9.
- Shared accountability. Tenants notice common areas first, and in an HOA or condo setting, board members hear about it quickly.
A winter scope adjusts frequency and focus without reinventing your whole program.
Start at the Entrance
The entrance is where you win or lose the season.
- Walk-off mats at every door, sized so people take several steps on them before reaching hard flooring. Rotate or swap mats as they become saturated.
- Vestibule attention on every visit. Sweep and damp-mop vestibules first, since they collect the heaviest salt load.
- Neutral cleaners on hard floors. Salt leaves a white film, and the right neutral floor cleaner lifts that residue without dulling the finish.
- Glass and door hardware. Winter grime lands on entry glass and push bars; including them on each visit keeps the first impression sharp.
Hallways, Elevators and Stairwells
Salt doesn’t stay in the lobby. Plan for it to move through the building.
- Elevator cabs need floor and threshold cleaning on every visit, plus wiping of panels and handrails. The elevator track and threshold are classic salt traps.
- Stairwells collect slush and grit on landings and treads. Regular sweeping and mopping keeps them presentable and helps with slip awareness.
- Corridors on upper floors should be checked for tracked residue, especially near the elevator lobby on each level.
- Mailrooms and package areas see heavy winter traffic, with residents and tenants lingering in wet boots. Give these spaces their own line on the scope.
Protect Your Hard Floors Before and After the Season
Your hard floors are a real asset, and winter is tough on their finish. A floor care schedule protects that investment:
- Before the first big snow: Strip and refinish, or apply fresh coats of wax, so floors start the season with a strong protective layer.
- During winter: Regular buffing or burnishing restores shine between deep services and helps the finish hold up to salt.
- In spring: Schedule a deep scrub or strip-and-wax to remove built-up salt and reset floors for the warmer months.
Scheduling floor care during low-traffic windows, such as overnight or on weekends, keeps the building fully usable for tenants.
Shared Amenities: Fitness Rooms, Community Rooms and Laundry
When it’s cold out, residents and tenants spend more time inside the building. Fitness centers, community rooms, lounges and laundry rooms all see a bump in use.
- Increase touchpoint cleaning on door handles, equipment, light switches, countertops and seating.
- Keep restrooms in shared areas stocked and refreshed more frequently.
- Empty trash and recycling on a tighter schedule during holiday weeks, when deliveries and packaging spike.
Make the Plan Measurable
A winter plan works best when everyone can see it. Ask your cleaning provider for:
- A written seasonal scope that spells out entry, elevator and stairwell tasks plus visit frequency.
- Regular quality inspections so issues are caught and corrected early.
- One point of contact who can add an extra visit after a major storm.
For portfolios with several properties, one provider covering buildings across Milwaukee and the surrounding counties keeps standards consistent from site to site.
